Residential

  • Mitchell 54 West MPUD (330 acres at SW corner of Little Road and SR 54, Pasco County).  Represented landowner and developer (Kitson & Partners) in approval of large, mixed-use MPUD with 900,000 SF of retail and 900 DUs.  Negotiated transportation package with Pasco County involving the fee-creditable extension of Welbilt Boulevard through the site.
  • Zephyr Egg/River Landing MPUD (895 acres at S.R. 56 Extension and Morris Bridge Road).  Obtained land use amendment and MPUD rezoning approval that permits 1,999 residential units. Also, key player in negotiating innovative partnership with FDOT and Pasco County to extend SR 56 from its present western terminus to US 301 in a single-phase, 4-lane, road that is over 6.1 miles in length.
  • Hines/Legacy MPUD/Asturia (534 Acres on S.R. 54 in South-Central Pasco County).  Represented Hines Interests in substantial MPUD amendment, through the permitting process, and drafted and negotiated several complex easements with the County and regulatory agencies pursuant to settlement agreement with Pasco County.
  • EPCO Ranch North MPUD (1,051 acres on Curley Road, Wesley Chapel, FL).  Represented national homebuilder in new MPUD for north half of the previous Epperson Ranch DRI.  Successfully negotiated deal with County for roughly 1,700 DUs and eliminate offsite road obligations from previous DRI.  Also drafted and negotiated road construction agreements with owner of south half of former DRI and helped negotiate agreements abandoning former DRI.
  • Lester Dairy MPUD (294 acres on U.S. 41 near S.R. 52 in Central Pasco County).  Represented contract purchaser/homebuilder in approval of mid-sized residential MPUD.
  • Florida Citrus Investors (FCI) MPUD (159 acres on U.S. 41 near S.R. 52 in Central Pasco County). Represented contract purchaser/homebuilder in approval of mid-sized residential MPUD.
  • Sapphire Village MPUD (15 Acres on S.R. 54 in South-Central Pasco County)- Represented contract purchaser in entitlement of site for MF project (Note: goes under residential section)
  • Mitchell South MPUD (47 acres on Mitchell Boulevard in South Pasco County)- Represented owner in approval of MPUD for SF project within the Western Hub PD
  • Stagecoach Ranch MPUD (152 acres MOL on C.R. 54 in Central Pasco County).Successfully represented developer in final stage of 393-unit MPUD and negotiated successful resolution of complex traffic impact study/concurrency requirements.
  • Various Lennar Projects.  Continuing representation of Lennar Homes on various projects in Pasco County.
