  • Mitchell 54 West MPUD–  Represented landowner and developer (Kitson & Partners) in approval of large, mixed-use MPUD with 900,000 SF of retail and 900 DUs.  Negotiated transportation package with Pasco County involving the fee-creditable extension of Welbilt Boulevard through the site.
  • Cypress Creek Town Center DRI (510 acres on I-75 and S.R. 56 in Pasco County)- Represented DRI developers in Notice of Proposed Change and Development Agreements, and continued representation of Sierra Properties’ interest in the DRI and off-site road agreements with Pasco County.
  • Zephyr Commons (64 acres MOL on former Gore Dairy site in the City of Zephyrhills). Continuing representation of developer throughout the annexation, land use amendment, entitlement, site plan approval and platting phases of this large, mixed use development in the City of Zephyrhills.  Project consists of 350,000 SF of retail uses and 120,000 SF of office uses.
  • Shoppes at Ballantrae PD/MPUD (37 acres MOL at S.R. 54 and Ballantrae Blvd).  Represented landowner and developer in all phases of Pasco County’s first approved PD land use amendment/MPUD zoning for 70,000 SF of retail and office uses.  Also, represented owner and various users concerning entitlements with Pasco County and obtained County approval of changes to Wellhead Protection Ordinance to allow a gas station on the site.
  • Gulf Coast Harley-Davidson Dealership (15 acres on Wesley Chapel Blvd./C.R. 54 in Central Pasco County).  Represented landowner in obtaining land use, zoning and site development approvals for development of this 31,000 SF motorcycle dealership.
  • Dimmitt Gulf Trace MPUD (Sun Toyota site) (15 MOL at U.S. Hwy. 19 and Gulf Trace Blvd.).  Represented developer in substantial modification to MPUD and negotiated progressive proportionate share arrangement with Pasco County for this 80,000 SF auto dealership.
  • S.R. 52/Prospect Road Commercial Corner (20 acres MOL at S.R. 52 and Prospect Road/Happy Hill Road in East Pasco County).  Represented landowners in land use amendment and vesting retail land use entitlements, and built planning consensus for this previously controversial commercial development.
